A property managers worst nightmare is waking up to a call about a flooded apartment. Whether it be from the tenant flooding the bathtub or a sprinkler system malfunction – it will happen, it is just the matter of when. Having a plan in place for when it does happen makes your nightmare less scary. Here are some helpful tips to plan for a water damage as a property manager.
- Know where the water shut offs are. Some shutoffs can be found near the road as others can be found inside the property. Being able to turn off the water fast prevents further damages.
- Have your claims department number and your insurance policy number saved in your phone for emergency situation. We suggest having a Google Doc with this information so you can easily access it.
- Vet companies that you are going to choose to work on your property. Make sure they are certified and qualified to handle the water damage. The time to pick a restoration company is before the disaster strikes. Look at online ratings, certifications, and the amount of years in business.
